The last time it mattered, I sold a home $25K over fair market value — while comparable homes closed $20–30K under it.

The sell side, done right

What's Inside

Six plays, one right order

Selling and buying at the same time isn't twice the work — it's one sequence. Get the order right and everything else gets easier.

01

Sell First or Buy First

The decision tree that settles the argument at your kitchen table — with the honest costs of each path.

02

The Same-Market Hedge

Why timing the market matters less than you fear when you sell and buy in the same one.

03

Bridge Financing, Plain English

What it really costs per day, when it's smart, and when it's just owning two homes on hope.

04

The Cost of Carrying Two

The real monthly number for owning both homes at once — and how to cap it before you offer.

05

Renovate or List As-Is

Which pre-sale dollars come back at closing, and which ones never do.

06

The Move-Up Timeline

Decided-to-moved, week by week — so moving day is the boring part.

The Worked Example

Every dollar of the move, made visible

The Playbook walks a $1.15M semi to a $1.8M detached with nothing hidden — the real equity out, the land transfer tax, the new monthly payment, and the question that actually decides the move.

Sale price — your current semi$1,150,000
True equity out, after everything$646,500
Ontario land transfer tax on the buy$32,475

Who Wrote This

The realtor who reads the footnotes

I'm Gaurav — a GTA West realtor and a CFA charterholder, which makes me very fun at open houses and very useful at negotiating tables.

I moved to Canada in September 2022 and bought my first home eleven months later, chosen the only way I know how: data first, story second, emotion last. That process became my profession — in my first year as a full-time realtor I helped 20 families find their homes, while becoming a dad myself.

The move-up is where my finance background earns its keep: two transactions, one sequence, and a set of numbers most people only discover at closing. My job is to make sure you've seen every one of them in week one.
