Enter a purchase price and see everything a GTA home actually costs — every month, and the cash you'd need at closing. Test a few prices to find the range that fits your plan.
Auto-estimated at 0.85% of price / year. GTA rates run roughly 0.6–1.1% of value per year and vary by city — edit to your city's rate.
Auto-estimated at $0.75 / sq ft / month — edit to the actual fee.
Utilities, insurance and maintenance are shown as typical GTA ranges — confirm with your providers. Fixed items (mortgage, property tax, condo fees) are exact for the inputs above.
Land transfer tax is exact for Ontario (and Toronto where selected). Legal and closing costs are a typical range — confirm with your lawyer.
The mortgage payment is only part of what a home costs each month. Property tax, condo or maintenance fees, utilities, insurance and a maintenance reserve all add up — and the total is what actually lands on your budget.
Enter a price and this tool builds the full monthly picture, plus the one-time cash you'd hand over at closing: down payment, Ontario land transfer tax (and Toronto's municipal tax where it applies), first-time-buyer rebates, and legal costs. Change the price and everything updates, so you can see which price range keeps the monthly number where you want it.
Down payment in Canada: 5% on the first $500,000 and 10% on the portion up to $1.5M; 20% is required above $1.5M. Under 20% down, CMHC insurance is added to the mortgage — it doesn't change your cash to close, but it does raise the monthly payment.
