What's Inside

Three questions, in the right order

Most buyers fall for a kitchen, then justify the price, then discover the school. The Roadmap simply reverses it.

I

The Schools

Read five-year school trajectories instead of last year's rank, and verify the catchment for the exact address — the most expensive detail in GTA West real estate.

II

The Numbers

Price every home against recent sold comparables, put an actual dollar figure on the school premium, and stress-test the mortgage before you offer — not after.

III

The Life

Run the 15-year test — the park at six, the library at thirteen, a first job at sixteen — and only then let yourself fall in love with the house.

The Schools Step, Zoomed In

Every school zone has four layers of risk

You're not buying a school — you're buying a 14-year option on one. Most buyers check the first layer and stop. The Roadmap walks all four.

01

Boundary

Legal

The board's own address lookup is the only source that counts — and zoned isn't the same as seated.

02

Capacity

Physical

Utilization, portables, and the accommodation plan almost nobody reads — before it moves your street.

03

Cohort

The one you're buying

Five-year trends over single years, and why immersion streams quietly reshape the room your child sits in.

04

Continuity

Duration mismatch

The full JK-to-12 chain — because a strong elementary feeding a weak secondary is a 4-year asset at a 14-year price.

The Smartest Streets

16 neighbourhoods, mapped and priced

Every neighbourhood in the Roadmap comes with its school signal and what a detached home actually costs there — so you can shortlist streets, not cities. A taste of the list:

Joshua Creek — perennial top-10 school zoneOakville
Roseland — Burlington's #1 high schoolBurlington
Hawthorne Village — the GTA top-10 surpriseMilton
Central Erin Mills — the classic school premiumMississauga
…and twelve more, inside the Roadmap.
The Catchment Tear Sheet

One page. One school. Every layer answered.

The Roadmap teaches you to fill this in yourself. Or book a call, send me the two or three addresses you're weighing, and I'll prepare one — sourced and dated — for every school on your shortlist.

Who Wrote This

The realtor who reads the footnotes

I'm Gaurav — a GTA West realtor and a CFA charterholder, which makes me very fun at open houses and very useful at negotiating tables.

I moved to Canada in September 2022 and had to learn this market from absolute zero — no local network, no family playbook. Eleven months later I bought my first home here, chosen the only way I know how: data first, story second, emotion last.

That process became my profession. In my first year as a full-time realtor I helped 20 families find their homes — while becoming a dad myself, which is when "forever home" stopped being a phrase and became personal. The Roadmap is the exact thinking I now run for my own family, written down for yours.
